Modern and affordable
In response to a request to design an open concept, three bedroom, two bathroom single family home in a growing neighborhood near downtown New Orleans, we team up with Shotgun Studio and crafted a design that is both simple and cost-effective, while also appealing to the younger generation.

The foundation of this design is an open concept layout, providing a spacious and modern feel. To maximize the available space, the kitchen seamlessly flows into the living and dining areas, creating a central hub for socialization and entertaining. Large windows in the living room allow ample natural light to flood the space, creating a warm and inviting atmosphere.

The three bedrooms are strategically planned to offer privacy and comfort. The master bedroom is located towards the back of the house, providing tranquility and separation from the common areas. It features an ensuite bathroom, complete with modern fixtures and finishes. The two additional bedrooms are conveniently situated near the entrance, allowing for easy access. They share a common bathroom, which is designed to be both functional and aesthetically pleasing. Neutral color palettes and contemporary elements are incorporated into the bathrooms to appeal to the younger demographic.

Cost-Effective Construction
To meet the investor’s cost-effective requirement, we have carefully selected materials and construction methods that strike a balance between quality and affordability. Energy-efficient appliances and fixtures are incorporated, maximizing energy savings and reducing utility costs. Additionally, the open concept design minimizes the need for excessive walls and partitions, resulting in reduced construction expenses. The contemporary design aesthetic, coupled with energy-efficient features, demonstrates an attentiveness to sustainable living, further attracting this environmentally conscious generation.
